Seeking Campground General Manager for Spruce Pine, NC as well as future campgrounds!
Job Overview:
As the General Manager (GM) at one of our campgrounds, you will ensure that all our guests are properly cared for, often before they even arrive! You will be constantly surveying the grounds, looking for areas of focus for repairs or improvements. The main goal is the upkeep of our campground and customer experience at all times. Managing staff to assist with this task is also an important facet of the job. While the responsibilities of running and maintaining the campground will be partially managed and divided up amongst you and your staff, you will be the main point of contact with the expectation of being on the campground full time throughout the camping season, which runs approximately from March to November , Plainly put, your hours will be longer and more rigid during the season, and more flexible during the off season when your campers are off site and needing drastically less in-person attention. Late fall through mid-spring will be spent working with the HQ team on coordinating contractors for any property improvement or construction projects, answering off-season phone calls and emails about future reservations and related questions, planning the activity schedule for the coming season, and taking on any special projects in collaboration with the HQ team for the benefit of the whole portfolio.
Responsibilities:
· Leading the process of hiring your team consisting of front desk, maintenance and other associates as needed, with the support of your Regional Manager, the Director of Property Operations, and the HR Coordinator
· Taking and managing reservations, in cooperation with front desk associates
· Overseeing maintenance and security of the campgrounds
· Creating work schedules and task sheets
· Tracking finances and overseeing banking transactions
· Helping develop and manage expense budget
· Monitoring campgrounds for hazards and unwanted guests, including nuisance animals
· Initiating local advertising campaigns in collaboration with the Marketing Manager
· Creating regular reports for campground progress monitoring
· Greeting and interacting with guests to ensure customer satisfaction
· Light housekeeping of cabins, bathhouse, store, and rec hall to be managed and shared amongst staff
· Where applicable - Oversight of the honeywagon operation for weekly pump outs of unsewered sites, in cooperation with maintenance
· Oversight of trash and sewer services, in cooperation with maintenance
· Activity schedule creation and management and related event planning and execution
· Regular (weekly or biweekly) calls with the headquarter team
· Off-season special projects with other GMs and HQ team members
· Other regular campground duties as needed
Necessary Skills and Qualification
· Ability to manage a staff and delegate effectively
· Knowledge of the hiring process and ability to carry it out in a set timeframe
· Impeccable customer service skills
· Experience in the hospitality industry and/or maintenance, hotel management, residential management, food & beverage, or any property management experience in any real estate class
· Experience using Excel and Office Suite or related managerial software
· Ability to function in a collaborative and ever-evolving environment
· PC and/or Mac literate
· High school diploma
· Valid driver's license
· Ability to lift 50 lbs
· Certified Pool Operator certification where applicable—will assist you in completing this if you do not have it already
· Ability, or at minimum willingness to learn, how to operate lawn mowing machinery, a tractor, and other smaller machines
Preferred Skills and Qualifications:
· Bachelor’s degree from an accredited college/university
· Experience using Camplife, Newbook, Campspot or other similar booking software systems
· Reliable transportation
· Campground Industry experience
Compensation Package:
· $42k-$50k annual salary commensurate with experience
· Year-round onsite housing (furnished) in competitive markets, plus utilities
· Commissions possible through incentive structure
